FOR THE NEW CLUBHOUSE for the LINKS at AUDUBON GOLF COURSE

  1. INTRODUCTION

The Tennessee Golf Foundation (TGF) is soliciting proposals from qualified firms to provide Construction Manager-at-Risk (CMAR) services in connection with the construction of the New Clubhouse for The Links at Audubon Golf Course (The Project). The successful firm will be asked to assist TGF with routine and customary CMAR services as set forth in T. C. A. § 12-4-107 and more fully described below. Procurement of the CMAR will be based on the firm’s qualifications and experience on similar projects, qualifications of personnel to be assigned to the project, fees and costs, and the additional criteria set forth in the RFP.

  1. PROJECT DESCRIPTION

The Tennessee Golf Foundation wishes to construct a new, ground-up clubhouse to replace its temporary clubhouse facility currently serving the Links at Audubon golf course located on Cherry Road in Memphis, Tn. The new 21,325 SF clubhouse will become the central hub of the course and the home of the First Tee of Memphis Headquarters. The facility thoughtfully integrates a pro shop, full-service restaurant, and concessions to serve players and visitors, while advancing youth golf and educational programming through the First Tee.

The two-story design features a Memphis Golf Hall of Fame corridor that celebrates the City’s rich golf legacy alongside emerging junior talent, complemented by administrative offices, a flexible multi-use room, an indoor golf practice simulation suite, and essential support spaces—collectively establishing a dynamic destination for golf, learning, and community engagement. Site work involves incorporating and modifying the existing parking lot to serve the new building along with other site, utility and landscaping improvements.

The existing golf course and current temporary clubhouse facility shall remain 100% operational during all construction activities for the duration of the project. The selected respondent shall coordinate all work activities, schedules, staging areas, material deliveries, contractor parking, site access and all other construction-related activities with the Links of Audubon staff to ensure uninterrupted continuity and avoidance of conflicts with golf course play and operations.

The project is estimated to have a 12-month construction timeline. Construction is scheduled to begin on or before July 1, 2026 and be completed on or before June 30, 2027.

The construction budget for the project is estimated to be $14.5 million including site work and Owner’s contingency.

III. PROJECT DESIGN TEAM

4F Design (“Consultant”) is providing A/E services. The selected CMAR will coordinate with the project design team for the duration of the project.
