Southaven approves subdivision phase near Silo Square

Southaven’s Board of Aldermen approved the first phase of a new 144-acre subdivision near Silo Square at its meeting Tuesday, Oct. 3.

Dubbed Serenity Pointe, the development sits east of Tchulahoma Road and north of Nail Road, the latter of which eventually will connect to Tchulahoma Road. 

SMJ Enterprise, which recently broke ground on the nearby Top of the ‘Sipp mixed-use development, is the project developer.

The 23-acre first phase includes 34 houses with a minimum house size of 2,800 square feet on lot sizes between 10,760 and 19,077 square feet. Access to homes will be directly off Tchulahoma Road, and the area will be gated, according to documents included in the Planning Department’s staff report. 

The development will feature 307 residential lots, the majority of which are single-family residences, according to the documents. Single-family residences will be located in a gated area on the western edge of the property, while townhouses and an assisted-living area will be to the east. Green space with a loop trail will separate the two areas.

Planning director Whitney Choat-Cook said owner-occupied language was added to the development’s covenants at the Planning Commission’s request. “We wanted to make sure these didn’t turn into short-term, long-term rentals or Airbnbs or something of that nature,” Choat-Cook said. 

The phase approved at Monday’s meeting doesn’t include the section of the development that will need access to Nail Road. Choat-Cook said the city is working with the developer on extending the road from Getwell Road to Tchulahoma Road.
