The N. Bellevue Boulevard development takes its inspiration from Uptown’s Malone Park Commons.
Renovation of the 792,873-square-foot building will now cost more than $282-million, a 7% increase from the previous budget when presented to the Downtown Mobility Authority in 2022.
The new design will be a four-story apartment complex with 126,762 square feet of rental space, 243 apartment units, a two-and-a-half-story parking garage with 260 spaces and less amenity space.
“I’m excited to bring a little more density to the area,” said developer Alfredo Cerpa. “But not just come with a new modern thing, but integrate what is existing in the community.”
Developer Tom Intrator received closing deadline modifications for three of his Downtown projects that already have tax incentives.
The Oliver, will now include an additional adjacent parcel at 339 S. Front St., where the development team plans to build 63 additional multifamily units.
The CCRFC approved a six-month extension for the second phase of the $205M Snuff District development project. The first phase is expected to finish by fall 2022.
Over the course of the 12-year payment-in-lieu-of-taxes agreement, the increase in taxes generated by the project is estimated at more than $3 million.
The Center City Revenue Finance Corp. approved $28 million in tax breaks Tuesday, Feb. 9, but members were critical of the absence of one of the developers seeking incentives.
