Zoning request suggests Hard Rock Hotels is targeting Downtown

Zoning documents filed with Memphis suggest Hard Rock Hotels is eyeing a site on Beale Street for one of its properties.
A zoning letter has been filed with the Memphis and Shelby County Division of Planning and Development for 326 Beale St.
The letter names Hard Rock Hotel as the proposed tenant and Jerry Lee Lewis’ Cafe & Honkey Tonk as the current tenant.
The parcel mentioned in the submission includes a 2.071-acre lot along Beale Street extending from Fourth Street to Peabody Place and a portion along Rufus Thomas Boulevard.
The lot includes Jerry Lee Lewis’ Cafe along with Coyote Ugly Saloon, WC Handy House Museum, the Memphis Police Department’s Beale Street Station, New Daisy Theatre and Twelve Bar.
The City of Memphis owns the lot, which was appraised for $1,139,500 and zoned for nightclub use, according to the Shelby County Register of Deeds.
Speculation of Hard Rock Hotels coming to Memphis dates back to 2014, and Hard Rock Cafe CEO Hamish Dodds has visited Memphis expressing his interest in bringing the iconic hotel brand here.
The franchise has already established a footprint in Memphis with its Hard Rock Cafe restaurant on the western end of Beale in the Lansky’s building at 126 Beale St.
