Inked: Historic Snuff District project moves ahead; A new Starbucks for Whitehaven

Historic Snuff District’s Conwood II

The redevelopment of the Historic Snuff District is moving forward as a construction permit has been filed for the project’s planned $62 million Conwood II building.
Located on the empty surface lot at 645 N. Front St., just south of the historic Snuff Factory building, the six-story Conwood II will include 294 housing units and 10,000 square feet of retail space.
The new construction permit, filed by Tamara Redburn of Fleming Architects, estimates the cost of construction at $50 million, totaling more than 425,000 square feet.
Adam Slovis, who is working on the project with Billy Orgel, Tom Marsh and Jay Lindy, said construction drawings for the Conwood II have been sent out for bid, and work should begin in 2022 once a contractor has been selected.

Construction equipment on the site indicates the project is in the early stages of development.
The Conwood II is the second phase of the greater Snuff District redevelopment, which includes 65 acres of historic structures, industrial buildings and vacant land. The buildings in the district date from 1912 to 1952.
The project is expected to total $205 million. The redeveloped Snuff District will run from Main Street to the east, the Wolf River Harbor on the west, Saffarans Avenue on the south and Henry Avenue on the north.
Slovis also revealed that the project’s event center, The Kent, is scheduled to host its first event near the end of this month.
Located across the street from the planned Conwood II at 61 Keel Ave., The Kent occupies the former Tri-State Iron Works building, which was built in 1883.
New Starbucks for Whitehaven
A new Starbucks is headed to Whitehaven, according to a commercial new construction permit filed Thursday, Jan. 27, for 1173 E. Shelby Dr., near the Southland Mall.
The store will be located at East Shelby Drive and Elvis Presley Boulevard, the site of a former Sears Auto Center, all of which have closed.
Filed by Nathan Kocaj of Nashville-based MJM Architects, the construction permit is for a $1 million project, consisting of 2,213 square feet.
