Arlington’s Providence Place inches closer to construction

The $100 million Providence Place project is inching closer to construction in Arlington after the town’s Design Review Commission approved the site plans for the next two phases of the development on Tuesday, May 9.
Phase 2 of the development on Milton Wilson Boulevard just east of Airline Road will include a six-building townhouse complex with 38 units on 4.3 acres along with the needed infrastructure. Elevations designed by Renaissance Group will include a mix of traditional American styles.
“I think it looks great,” Alderman Jeff McKee, the liaison to the DRC, said. “I think it’s going to fly off the shelves as we say. When this starts coming out of the ground, I think this product is going to do outstanding.”
Phase 3 involves a 6.3-acre parcel that will be the common open space and mail kiosk for a single-family detached home portion of the project.
In January 2022, Tower Ventures’ commercial real estate arm purchased the 45-acre Providence Place property from the Bank of Bartlett.
“We like our time frame where we are right now. We’re moving along and happy with our progress,” Benjamin Orgel, project manager for Tower Ventures, said. “We’re going through the process of doing a planned development and getting our dirt work done. I hope to start construction as soon as possible once we’re able to finish our infrastructure and get the property platted.”
Overall, the project is approved for 25 single-family detached homes, 38 townhomes and 154 loft apartments, 60 of which will be age-restricted units. Plans include an 80- to 90-room hotel with restaurants and conference space, plus multiple commercial office buildings and outparcels, office/retail flex space. A community garden, 1-acre lake with a fountain and a pedestrian corridor will provide amenities to the site.
Tower Ventures will sell the lots for the townhomes and single-family detached homes to Regency Homebuilders once those phases are officially platted with the town. Regency will handle the construction.
“That’s just not our expertise,” Orgel said. “We’re going to be involved in everything, but a development group will be doing the hotel and the upscale lofts as well with our involvement.”
Providence Place is one of two large mixed-use projects approved for Arlington. The $500 million to $700 million Hawthorne project proposed for a 92-acre parcel fronting Interstate 40 was approved in March. Those plans include a an estimated 750 residential units with 30,000 square feet of retail.
