Germantown eastern border to remain residential

Much of Germantown’s eastern border will remain residential under a rezoning the Board of Mayor and Aldermen adopted Monday evening.

The board rezoned about 13.2 acres south of Poplar Avenue and west of the Collierville border. There are two parcels owned by separate landowners. In 1939, a house was built on the property, and a cabin was constructed in 1984. When Germantown annexed those tracts in 2000, they were zoned office but never developed that way.

The property owner wants to demolish the cabin and build a new home. But new homes are not allowed under the office zoning. The property to the west was rezoned from office to residential estate in 2020.

For rezoning, the aldermen must consider changes in the population near the site, the traffic patterns, the neighborhood and the effect on nearby property.

The expected impact on city services is less than if it remained office. The homes are on septic tanks and the existing railroad will not be expanded. The parcels will share an entrance from Poplar.

The measure passed its third and final reading with little discussion. Alderman Jon McCreery wanted to ensure a future property owner couldn’t get two addresses on one property. The move puts residential on much of Germantown’s eastern border, particularly north of Winchester.

Although Boyle’s Viridian has an urban T4, zoning, developers plan more than 100 detached homes on the north side of Winchester. Homes border much of Ridgeway Country Club and surround the Germantown border near Houston High School.
