TraVure, Thornwood move towards final stages in Germantown

Two projects that set the standard for mixed-use development in Germantown are nearing completion.
Monday night the Board of Mayor and Aldermen approved a final plan for TraVure and a development contract for the seventh phase of Thornwood. Both projects were among the first to utilize the suburb’s Smart Growth zoning.
TraVure
TraVure received approval for the final phase of the project with office, retail and hotel in Germantown’s Western Gateway, between Poplar and Poplar Pike east of Kirby Parkway.
The three-story 56,000-square-foot building will include retail on the ground floor. The second and third floors include 35,500 square feet of office space.
Construction is not expected to start soon, as the suburb still needs to review a development contract. Brown Gill, vice president of Gill Properties, plans to work on leasing the building before applying for a development contract, which could be in late 2023 or early 2024. However, if a large office tenant is secured, he would move forward earlier. Discussions are ongoing with office and retail users.

“It will be wonderful when the final phase is complete because it completes the vision for the whole development where you have retail that supplements hotel and office,” Gill said. “Adding retail helps complete the vision.”
The existing office building is 95% leased, and Gill said demand for office space is strong despite many transitioning to remote work post-pandemic.
Thornwood
Aldermen unanimously approved a development contract for Thornwood, the mixed-use development northeast of Germantown Road and Neshoba Road. The Board of Mayor and Aldermen approved the final plan in September 2021.
The five-story building will include 54 spacious apartment units and 1,853 square feet of retail.

“It’s going to add about $80,000 in property tax to the roll,” Alderman Brian Ueleke noted.
Another 54 units are possible for the eighth and final phase bringing the total number of units in the development to 384, less than the 456 allowed by the outline plan.
The fifth phase of Thornwood, a 114-room TownePlace Suites hotel is currently under construction.
