Shift fuels occupancy at Cotton Exchange building

When advertising agency Archer began downsizing its Cotton Exchange office space by almost a third in 2022, it presented building owner Henry Turley Co. with a challenge — and an opportunity.

Built in 1928, the historic 12-story, 88,700-square-foot building Downtown at 65 Union Ave. suddenly had four empty floors to lease in a highly competitive market.

“We really focused on recruiting office tenants that wanted to be intentional about being part of the Downtown economy,” said Turley Co. CEO Alex Turley, nephew of Henry Turley, who bought the building in 1984 and converted it into office space.

“They don’t have to be local, but I think there’s something to be said for local and regional companies to commit to putting their businesses Downtown,” he said.
