What’s going on with the former Exxon at Poplar and Highland?

On the morning of Monday, Jan. 15, 2024, the Exxon Hop-In at the corner of Poplar Avenue and Highland Street was open for business.
By that afternoon, a fire had changed the property’s future.
The location had been home to a filling station since the 1930s. But, because of more recent zoning regulations, it had become technically illegal to build another gas station on the site.
That restriction became one of the first obstacles to redeveloping 3487 Poplar Ave., a property that remains vacant and surrounded by fencing more than two and a half years after the fire.
